Steps to get started

Wallace Properties is your one stop solution for residential building packages.

Please note that all prices is subject to a detailed costing of the plan on the selected stand.

We can help you to design your dream home to your requirements by following these 5 steps:

1. Find a stand

Wallace Properties offers you a list of available properties and will refer you to the agent allocated to the specific stand.

We recommend that you sign an Offer to Purchase as soon as possible to secure your stand to give us time to plan and cost your house.

This Offer to Purchase can be subject to the following suspensive conditions:

Approved finance application for the total building package.
Building agreement and approved building plans.

If these two conditions are not met the Offer to Purchase will be cancelled and the buyer will receive back any deposit that was paid to the transfer attorneys.

With the buyer’s budget and the stand price in mind we can determine the estimated size and fixtures we must plan for. Wallace Properties will introduce you to our preferred professional architect to draw up provisional concept plans and designs. Wallace Properties will then do a detailed costing on the provisional plan and discuss this with our client for approval.

3. Bond Application

Wallace Properties will introduce the client to our preferred Bond Originator and supply all the necessary paperwork as requested from the Banks.

4. Finance and Transfer

COST SAVING OPTIONS

Wallace Properties will give our clients the following cost saving options:

A variety of building materials and designs to choose from.
Project management options for the construction of the house.

5. Construction

Construction can only start after the following has been completed :

Final Bond Approval from the Banks
If it is a Cash transaction, all guarantees has to be paid to the appointed Attorneys
The stand transferred into the name of the new owner at the deeds office.
Building plans approved and co-signed by the building contractor and the new owner.
